TYPICAL SET OF CONSTRUCTION DOCUMENTS FOR A PRODUCTION HOME

GENERAL PROCEDURE

  

We sit down and discuss your wants and needs. Some clients bring tear sheets from magazines or pictures that they have taken that illustrate ideas and solutions that appeal to them. After the initial meeting, the clients go home and I begin to do my “magic”. That is, assemble all of the ideas and desires that were discussed in the meeting and graphically represent those. After checking and double checking that I have incorporated everything discussed, we have a second meeting where I present various solution options generated from the initial meeting. Some ideas are acceptable, some not, some need more time to fully digest, but in the end, we fine tune the sketches until everyone is completely satisfied. Preliminary construction documents begin and once they are finished, everyone sits down again to review the issues that arise when I begin to consider the actual assembly process more closely. Once those issues are resolved and solutions are agreed upon, final construction documentation commences and at the end of that phase, it’s time to submit those final documents to the local authority for approval. While the approval phase is in process, the General Contractor is setting the construction phase in play.

During the construction phase, I often visit the site to assure that everyone involved is on course and to answer any questions that may arise. Together, the clients and I may walk the site during different phases. 

Once completed, the clients enjoy their new home for years to come.
